The existing conditions of this suburban parish suffer from a typical overabundance of parking lots to actual usable buildings.
This proposal would turn those parking lots which are 90% of the time unused into a revenue generating urban village.Townhomes and a small block of apartment and mixed used buildings would form a small park in front of a church and parish school.
By utilizing street parking and a small parking deck, the parking count would not be diminished, but also would reduce demand for parking by allowing parishioners to live on site. By having mixed use retail and commercial and a small grocery store, the demand to drive would be reduced.
The mix of units and walkable core would also appeal to young families and older residents who are unable to drive.
